Fire Door Repairs & Upgrades
Cost-effective remedial works and high-performance upgrades to restore non-compliant fire doors to full safety standards without the need for total replacement.

Service Overview
At Greensurv, we believe that a failed fire door inspection doesn't always mean you need to invest in expensive new door sets. Many common defects—such as excessive gaps, faulty closers, or damaged seals—can be professionally repaired or upgraded to meet current UK safety legislation. Under the Fire Safety (England) Regulations 2022, the "Responsible Person" is legally bound to ensure fire doors are fit for purpose. Our specialized repair service focuses on precision joinery and the installation of fire-rated hardware to restore the integrity of your "Passive Fire Protection." Whether it is a heritage timber door that needs sympathetic upgrading or a modern commercial door that has suffered from heavy wear and tear, Greensurv provides a certified solution that saves you money while guaranteeing life safety.
Precision Remedial Repairs
Most fire door failures are caused by mechanical wear or minor structural shifts. Our technicians specialize in fine-tuning every component to ensure the door creates a perfect, smoke-tight seal every time it closes.
Adjusting hinges or adding fire-rated "shims" and "intumescent flakes" to bring gaps back to the mandatory 3mm–4mm limit.
Removing damaged or painted-over strips and installing fresh heat-sensitive seals (with or without smoke brushes).
Replacing worn, non-CE marked hinges with Grade 13 fire-rated hardware that can support the door's weight.
Planing and re-hanging warped or dropped doors to ensure they fit snugly into the rebated frame.
Replacing cracked or non-fire rated glass with certified pyro-glass and non-combustible glazing beads.
Performance Upgrades & Hardware Enhancements
If your building's usage has changed or you are upgrading an older property, we can enhance your existing doors to meet modern FD30 or FD60 standards through strategic hardware upgrades.
Installing high-performance overhead or concealed closers that ensure the door latches even against air pressure.
Fitting specialized intumescent linings to door apertures that seal shut in the event of a fire.
Upgrading standard fire doors with acoustic and smoke seals to prevent the passage of toxic cool smoke.
Installing drop-down seals to close excessive gaps at the base of the door without affecting floor finishes.
Fitting fire-certified electronic locks or panic bars that allow for secure access without compromising fire safety.

Our expert joiners carry out the repairs, paying meticulous attention to tolerances, gap sizes, and the smooth operation of all hardware.
STEP 04
Final Testing & Certification
We perform a final "swing test" and latching check, issuing a Certificate of Remediation that confirms the door is back to a compliant standard.
Frequently Asked Questions
Can any carpenter repair a fire door?
No. Fire door repairs must be carried out by a "competent person" using certified fire-rated materials. Standard DIY materials can void the door's fire rating.
Is it always cheaper to repair than replace?
In about 80% of cases, yes. However, if the door leaf is severely split, delaminated, or the core is damaged, we may recommend a replacement for safety reasons.
What is the "3mm Rule"?
For a fire door to be effective, the gap between the door and the frame must be between 2mm and 4mm. If the gap is larger, we use specialized remediation techniques to fix it.
Can you upgrade a standard door to a fire door?
Technically, it is very difficult to turn a "hollow core" standard door into a fire door. However, we can often upgrade solid-timber heritage doors using intumescent paints and seals.
Will the repairs be visible?
We take great pride in our craftsmanship. Most of our repairs, such as seal replacements or hinge adjustments, are nearly invisible once completed.
